  • Q: Do you have an after hours hotline for any Tenant/ maintenance emergency?
  • A: Yes
  • Q: Do you handle evictions?
  • A: Yes we can send the proper legal notices, and coordinate the actual eviction with an attorney, the attorney fees are the responsibility of the owner.
  • Q: How do the tenants pay the rent each month?
  • A : They either mail it to my office of deposit it into my companies property mgmt account.
  • Q: Will I have to hold the security deposits?
  • A: No, we have a seperate escrow account where we hold all security deposits as stated in the state of Tennessee lease, this is the legal way to do it.
  • Q: What types of checks do you do on perspective tenants?
  • A: We do a comprehensive background check, criminal history, past evictions, prior rental history,verify income and verify employment. The tenants will pay an application fee to cover the background checks.
  • Q: How will I receive the rental income from the property?
  • A: It will either be deposited into your bank account if you bank locally, or by mail.
  • Q: Is Williamson county property management insured?
  • A: Yes
  • Q:Does your company conduct inspections of the inside of the home and change air filters on a regular basis?
  • A: We will conduct one routine inspection during the course of the lease, after that there is a trip charge of $50 for additional inspections if you request more than one. There is no trip charge in an emergency situation. Owners will supply the air filters, and tenants will install them.
  • Q: How does your company handle late fees?
  • A: The rent is late after the 5th of the month, late fees are split 50/50 with the owner.
  • Q: Will the tenants have my contact information?
  • A: No. They will not have your contact information, and you will not have theirs. You will be protected from any tenant calls and emails. We will manage all tenant communications and ensure that they follow all the rules of the lease agreement.
